Auctioneer's Remarks: We're very pleased to be chosen to conduct this auction. 48 years in the auction business and I can only remember a few auctions that offered what we have here for you. Pretty as a picture with 2 residences (live in one & rent the other for extra income); buildings for horses or cattle …… and not huge buildings cut off a farm that are outdated, unusable or oversized. Buffered to the west and south by Backbone Park & land owned by the State of Iowa. 20.77 taxable acres located in Delaware County in the Starmont School District (Clayton County is just across the road). The property is being sold strictly "as is where is with all faults or merits known or unknown, seen or unseen" and should any faults be discovered by the Buyer this agreement will not be changed/altered nor will any expense be occurred by Seller as remedy.
Seller will have the well water tested by the Delaware County Sanitarian and test results will be provided to the Buyer. Should any remedy be required or desired the Seller will not be responsible in any manner of expense or repair or updates which if any will be the sole responsibility and expense the Buyer.
Delaware County Assessor data shows both residences are newer than 1978 and therefore no Lead Base Paint Disclosure Of Lead Base Paint and/or Lead Base Paint Hazard are required.
All items of personal property remaining except those of the farm land tenant on day of possession and final settlement become the property of the Buyer without requirement of further payment from Buyer to Seller or reimbursement from Seller to Buyer and no guarantees are made as to the volume or quality of individual items remaining at settlement.
